Weekly Notes:
Monday (6/3) morning I inspected the site between 6:30 and 7:30am.
Heavy rain began on this morning at approximately 6:00am and continued
throughout my site visit. I took a number of digital photos of the work
progress.
- Evidence of water leaks were not apparent based on my visual inspection
of each room within the re-construction area of the building (note: I was
informed that a leak was discovered on the following day in the area of a
dryer vent located on the roof above room 126. This minor leak was limited
to an open floor area of room 126. No ceiling or wall materials were
damaged.).
- Proper care had been taken to store construction materials in a manner
to avoid contact with water.
- Doors and windows were appropriately closed and the building's
mechanical system was operational, removing humidity from the building
air.
Thursday (6/6) afternoon I inspected the site and attended the Job
Progress Meeting. I took a number of digital photos of the work
progress.
- Temporary filters installed at return air grilles were replaced with
new filters on 6/5.
- The district has requested that main supply air duct runs be insulated
with rigid insulation. These ducts are currently insulated with flexible
insulation.
- A fire alarm circuit on the second floor has failed. Work is underway
to restore this circuit.
- Based on my site visits to date it is my opinion that work by all
trades is progressing in a quality manner and that plans and specifications
are being followed except where directed otherwise by the school
district.
Thursday (6/13) afternoon I inspected the site and attended the Job
Progress Meeting. I took a number of digital photos of the work
progress.
- Walls have been painted on the first floor and rubber base installation
is 75% complete.
- Drywall installation has been completed on the second floor. This
drywall has been installed in a quality manner and has been finished
properly to receive paint.
- Acoustical caulk has been applied at penetrations in drywall
partitions, at the first floor, per the requirements of the Project Manual
(dated May 9, 2000).
- On this day building temperature and humidity readings were recorded at
70-73 degrees and 50-54% RH respectively.
- As there is a desire by the school district to occupy rooms as they
become available (construction complete) I have suggested that a formal
acceptance procedure be established for each room/area.
- Gary Brown Roofing will investigate, and address if appropriate, the
roof leak above room 126. Ceiling tile installation in this room should be
deferred until such a repair is accomplished.
- It was noted that the buildings ventilation system (units serving the
reconstruction zone) should be balanced at the conclusion of this
reconstruction project.
- In general, the project schedule issued on May 14, 2002 is being
adhered to.
