Weekly Notes:
Monday (7/1) morning I inspected the site and took a number of digital
photos of the work progress.
Wednesday (7/3) afternoon I attended the Job Progress meeting and
inspected the site.
- An airflow-monitoring device in a supply air duct located in the
ceiling of the LMC was determined to be subject to condensation. This
device should be insulated to match that of the remainder of the supply
duct.
- Indoor temperature and humidity readings on this day were 72 degrees
and 40% respectively.
- Exterior masonry and roof repairs will commence next week.
- Caulking and repairs have been completed at skylights.
- The contractor previously engaged to clean supply air ductwork had cut
access holes in interior lined (insulated) ducts. These holes were patched
with sheet metal, but the insulation was not replaced. These portions of
the ductwork are subject to condensation (as observed on this day). These
patch locations should be insulated.
- Temporary return air filter housings will be removed this week at the
second floor. All dust producing construction activities are now
complete.
- Only minor construction activities remain to be completed at the
interior of the building (Install room signs, replace damaged locker parts,
etc.)
Monday (7/8) I participated in a meeting to determine the scope of
repairs at exterior masonry walls and the roof.
- Where exterior walls terminate at lower roofs there is concern for
pooling of water at the base of the air gap, behind the building's face
brick. Several courses of brick will be removed to gain access to, and
replace the existing flashing per the detail provided by SRI Consultants,
Inc.
- Weeps in the face brick, which had been plugged with grout, will be
replaced.
- Roof edges will be built up to provide a positive slope from the
building edge to roof drains. Current roof edge flashing will be
maintained and capped with new flashing.
- Sweeps on doors at the roof will be replaced with rubber gaskets.
Thursday (7/11) afternoon I attended the Job Progress meeting and
inspected the site.
- Honeywell has replaced damaged/faulty thermostats.
- It has been determined that the two mechanical rooms will receive a
floor sealer to prevent migration of water from these spaces to occupied
rooms below. General Polymer's Epoflex with abrasive finish will be
applied to the floors.
- Fire alarm certification should be scheduled for the end of this
month.
- Condensation issues noted on 7/3 have been addressed. Insulation has
been added at these sections of supply air ducts.
Friday (7/19) morning I inspected the site and took a number of digital
photos of the work progress.
- Bleu Masonry has completed approximately 75% of the repairs to flashing
behind face brick. This work has been accomplished in accordance with the
directive of the School District and SRI Consultants, Inc. Proper care has
been taken to protect the roof where this work has been accomplished.
- More than 50% of the work has been accomplished to provide a positive
slope at the roof edges. This work is being done by Gary Brown Roofing in
accordance with conversations with School District.
- Progress on interior building work has been steady. It appears that
the School District's goal of completing interior work by July 26th will
easily be accomplished.
