Building projects set for next 2 summers

Heads up to staff at Cherokee, Glendale & Toki/Orchard Ridge

The Madison community supported the maintenance of our 4.5 million square feet of school buildings by passing a maintenance referendum in 2005. The referendum provides Building Services with over $5 million annually for maintenance projects.

The deterioration of building components varies, and the list is adjusted each year to address the items in poor condition. The tool used to evaluate the condition of different building systems is the Facility Assessment. This document is also available on the Building Services Web site.

A widely accepted benchmark for maintenance funding is annual expenditures equal to 2% of the replacement value of our buildings. We have 4,568,000 square feet of buildings, at $175/square foot for new construction, leaves a recommended maintenance budget of $15,000,000. MMSD is currently funded at $8,400,000, or approximately half the recommended budget.

Each year it is necessary for MMSD to perform $1 million in roofing replacements in order to keep up with a 25 year replacement schedule.

When scheduling maintenance projects, Building Services tries to group projects at several schools, in order to close them for a summer and perform as many projects as necessary. For example, in 2008, Glendale Elementary school will be closed to replace the corridor floor tile, upgrade the electrical systems, replace sections of the roof, abate asbestos, replace lighting, and replace the gym flooring. This would not be possible if summer activities were in the building.

Toki/Orchard Ridge and Cherokee will be closed during the summer of 2008. Toki will get the window replacement project finished, and get an electrical upgrade. Cherokee is scheduled to have the unit ventilators replaced.

Mansfield Stadium will be closed to allow a re-grading of the field so as to provide an adequate slope for drainage.

Building Services is busy designing these projects which will be publicly bid in February and March, with all contractors ready to start in June. The summer only provides 54 work days to complete all the projects. Building Services works with summer school staff and MSCR to coordinate work around summer programs.

Glendale Elementary will be getting new floor tile, ceiling and lights.


This summer, the remaining old windows at Toki/Orchard Ridge will be replaced and there will be an electrical upgrade. Last summer, about half of the building received new windows.
